3.1 Case 25ZO5000080: Alley’s at Nevada
• A request for approval of a non-administrative replat known as Alley’s at Nevada.
• The proposed subdivision encompasses approximately 0.752 acres, is zoned R-1a (Single-Family Medium Density) and located at 1701 Nevada Avenue.
• The subdivision proposes to subdivide one (1) existing lot into six (6) new townhouse lots that range from approximately 0.125 to 0.126 acres in size.
• Following the 2001 Zoning Code, and Chapter 37 Subdivision Code.
• Submitted by Carter Surveying and Mapping, representative.

3.2 Case 24CS0500087: Sonoma Ranch North Phase 6 Preliminary Plat
• A request for approval of a preliminary plat known as Sonoma Ranch North Phase 6.
• The proposed preliminary plat encompasses approximately 24.84 acres, is zoned NH-1S, NH-3S, and OS-1S (Neighborhood-1 Suburban, Neighborhood-3 Suburban, And Open Space Preserve and Recreational District-1 Suburban), and located on the northeast corner of Sonoma Ranch Boulevard and Rinconada Boulevard.
• The subdivision proposes 63 single-family residential lots and 5 tracts of land that will be utilized for drainage, landscaping, open space, and a park.
• Submitted by Souder, Miller and Associates, representative.
